İskele: long beaches and new developments on the east coast
İskele lies in the east of North Cyprus, along an open coastline with long beaches. Long Beach and Boğaz, north of İskele, belong to it, and much new building has gone up in recent years. This page covers daily life, travel, property types and the questions to ask in writing before you choose a project.
Living in İskele
İskele runs along an open coastline in the east of the island, and its long beaches are what define it. Long Beach is on this coast, and Boğaz, north of İskele, is part of the same area. The pace of life is slower than in the busier coastal towns, with beach access and nature walks part of everyday life.
The area has taken a great deal of new building in recent years; it has large resort-style developments and off-plan projects. Its infrastructure is younger than in the more established areas.
Getting there and around
Flights from Europe reach Ercan Airport (ECN) with a connection in Türkiye (Istanbul, for example). By sea, there are ferry connections from Taşucu and Mersin.
Your advisor will share the route and an approximate time from the airport for the project you are considering.
Property types
New building dominates in İskele: large resort-style developments with their own shared facilities, and off-plan projects. The price range depends on the project, the unit and the title deed type; your advisor gives you the current range in writing for the unit you are considering. Current projects and their starting prices appear in the project list on this page.
Before you commit to a project, we suggest asking these questions in writing:
What is planned on the neighbouring plots, not only what stands there today.
Whether the project's own facilities stay open out of season.
How complete the infrastructure around the project will actually be at delivery.
None of this argues against buying here; it is the same advice we would give for any area.
Areas within İskele
Long Beach: the coast along the long sandy beach, where the new developments are.
Boğaz: the stretch of coast north of İskele.
Who İskele suits
Buyers looking for a slower-paced coastal life close to a long beach.
Those who want a home in a new development with its own facilities.
Families, and buyers planning to use the home for holidays.
If you plan to spend most of the year here, ask beforehand how your chosen project and its surroundings work out of season.
