Title deed types in Northern Cyprus
Turkish, exchange and allocation title deeds are not the same thing. What each one means for a foreign buyer, in plain language.

Three kinds of deed
Every property in Northern Cyprus carries one of three kinds of title deed, and the type is the single most important fact about a listing. It shapes how straightforward the transfer is, what a lender will accept, and how wide the buyer pool will be when you come to sell.
Turkish title deed: land held by Turkish Cypriot owners before 1974.
Exchange title deed: land allocated in exchange for property left in the south.
Allocation title deed: land allocated by the state.
What each type means for financing and for resale is a legal question, and the answer depends on the specific property. Your own lawyer answers it in writing before you commit, which is worth more than a summary on a page like this one.
What we do about it
The title deed type is shown on every listing where it is known; where it is not, we confirm it in writing at your first meeting. If a listing anywhere does not show one, that is the first question to put to the seller, and the answer belongs in writing.
Let's start with a conversation.
We talk through your budget, the region you have in mind and what you expect from the title deed; we send you three projects that fit, each with its cost table.
