Climate: sun for most of the year
North Cyprus has a Mediterranean climate, and most of the year is sunny. Summers are long, bright and dry. Winter is short and mild, with occasional rain that keeps the island green. Spring and autumn are good seasons for walking and exploring.
Each region has its own winter rhythm: in Kyrenia there are restaurants open in February, while Esentepe becomes noticeably quiet out of season. When in the year you plan to use the home also shapes which region suits you.
Sea and nature: between the mountains and the coast
The Beşparmak (Kyrenia) mountains run parallel to the northern coast, and new projects along the coast sit between the mountains, the sea and the olive groves. The mountain paths are used for walking, cycling and birdwatching.
The coast changes character from region to region: in the east, the long sandy beach at İskele known as Long Beach and the natural coastline of the Karpaz Peninsula; near Kyrenia, beaches such as Escape and Camelot. Alagadi Beach is a nesting ground for sea turtles.
Price level: a comparison rather than a figure
North Cyprus offers an attractive price level, and some new projects are sold with a payment plan.
The price level varies with the region and the project. In a year-round town such as Kyrenia, the same budget buys less space than in Esentepe or İskele, so putting the regions side by side on the project pages is a good place to start.
There are no price or return figures on this page. Your advisor gives you the current price of the unit you are considering in writing, together with a cost table that sets out the total cost item by item.
This page is not investment advice; it does not promise capital growth or rental income.
