Purchase costs, and what each one covers
Beyond the price: the fees, taxes and one off charges that belong in your budget from the first conversation.
What sits on top of the price
The purchase price is never the whole number. The items below appear on almost every purchase in Northern Cyprus, and your advisor gives you the current figures for your specific unit in writing before you commit to anything.
Stamp duty on the contract, paid when the contract is registered.
Transfer fee at the Land Registry, paid when the deed moves into your name.
VAT, where the seller is a developer.
Legal fees for the independent lawyer who represents you, not the seller.
Utility connections, and in most projects a one off infrastructure charge.
Why there are no numbers on this page
Rates change, and several of them depend on your own circumstances rather than on the property. A figure printed here would be out of date the week it changed, so we put the numbers in a written cost table for the unit you are actually considering. Ask for it early: it is the document that makes a budget real.
Let's start with a conversation.
We talk through your budget, the region you have in mind and what you expect from the title deed; we send you three projects that fit, each with its cost table.
